1. AGREEMENT TO TERMS

UDL Elite Partners is not a separate company—it is a program managed by United Direct Lending, a licensed mortgage lender.

3. DESCRIPTION OF SERVICES
The Elite Partner Program helps qualified homebuyers receive up to **2% lender credit (up to $15,000)** applied toward closing costs when they finance their home through United Direct Lending.
We provide:

- Conventional, FHA, VA, USDA, Jumbo, and refinance options
- Loan processing and underwriting
- Closing coordination
- Lender credit administration through the Elite Partner Program
We do not provide:
- Legal, tax, or investment advice
- Real estate agent or escrow services
- Appraisals or home inspections

4. PROGRAM TERMS – LENDER CREDIT
- Eligible borrowers may receive up to **2% of the final loan amount** as a lender credit.
- The lender credit is shown on the Closing Disclosure and applied to reduce closing costs.
- The actual amount depends on loan size, type, and qualification.
- Borrowers must meet credit, income, and property requirements.
- The program is available only in approved states (FL, TX, CA, NJ, VA, CO).
The credit is contingent upon successful closing and funding.

5. NO GUARANTEES
Approval, loan amount, rate, or cash-back credit are **not guaranteed**.
- All applications are subject to underwriting and final approval.
- Rate quotes and eligibility estimates are subject to change.
6. YOUR RESPONSIBILITIES
You agree to:
- Provide accurate and complete information during the application process.
- Promptly submit requested documentation (e.g., ID, pay stubs, bank statements).
- Avoid significant financial changes (new debt, job changes) before loan closing.
- Review all loan documents carefully before signing.
Providing false information is a federal offense and may result in penalties or denial.
7. INTELLECTUAL PROPERTY
All website content, graphics, videos, and trademarks (including “UDL Elite Partners” and “Elite Partner Program”) are owned by **United Direct Lending**.
You may not copy, distribute, or modify materials without written consent.
8. PROHIBITED USES
You agree not to:

- The Closing Disclosure (3 days before closing)
The Elite Partner Program lender credit reduces borrower costs—it is not a fee.

Our total liability shall not exceed $100 or the total fees paid to us within the past 12 months.
13. DISPUTE RESOLUTION

If not resolved, disputes will be handled by **binding arbitration** under the AAA Consumer Arbitration Rules in FL.
